GS Housing has delivered 5,234 prefabricated modular units to a large labor accommodation camp in NEOM, Saudi Arabia. The project was designed to accommodate the workforce and support facilities of a major infrastructure development.

In two months, more than 5,000 units were shipped, requiring the coordination of manufacture, quality control, packing, and international logistics. The project included worker dormitories, site offices, dining facilities, sanitation, laundry, and recreation facilities.

Project Requirements

The scale and schedule of the NEOM project created several practical requirements for the accommodation supplier.

A large workforce needed to be accommodated within a relatively short construction period. At the same time, thousands of units had to maintain consistent specifications and quality.

The project also required more than standard dormitory buildings. Offices, dining areas, sanitation, laundry and recreation facilities needed to be incorporated into the wider camp environment.

For the supplier, this meant coordinating large-volume production, standardized manufacturing, multiple building functions and international delivery as one project.

5,234 Modular Workforce Housing Units

GS Housing provided 5,234 prefabricated modular units for the NEOM labor accommodation camp.

The modular system made possible the development of various building functions through a coordinated construction process. The accommodation program was based on workers’ dormitories, with additional modules arranged to support facilities.

Employee Housing

Accommodation for the project workforce was built using standardized modular units. The repetition of layouts enabled the large-scale production and planning of the camps.

Site Office

Administration, project management, and daily site operations were all housed in modular office buildings.

Food & Service Facilities

Dining areas, toilets, laundry rooms, and other service spaces were incorporated to support the day-to-day needs of the workforce.

Recreational Facilities

Sports and recreation areas were part of the broader camp environment, providing facilities beyond basic accommodation.

This combination made the project a total workforce-accommodation environment, not just a collection of separate housing units.

Shipped Over 5,000 Modular Units in 2 Months

A large part of the project was the delivery schedule.

GS Housing managed the production and delivery of over 5,000 modular units in two months. The production consistency was crucial at this scale, as delays or variations to individual units could impact the wider construction schedule.

Under controlled conditions, the factory was able to produce the building’s key components and systems, which were shipped to Saudi Arabia.

The project involved coordination of manufacturing, inspection, packing, container loading, and international transport. This helped to connect factory production to the needs of the project site.

Modular Buildings for Saudi Arabia’s Weather

The desert environment of NEOM presents difficult conditions for construction projects, including high temperatures, intense solar radiation, dust and wind.

The building envelope and insulation system must provide adequate thermal performance to accommodate the workforce, as well as be durable in the local environmental conditions.

GS Housing’s modular buildings can be customized to suit project requirements, including insulation specifications, structural elements, doors, windows, electrical systems and internal layouts.

This means the modular accommodation system can be adapted to different locations and project requirements instead of a single fixed configuration.
